Lettings Negotiator - Tunbridge Wells

An exciting opportunity has arisen for a Lettings Negotiator to join a high performing agency and fantastic team based in Tunbridge Wells .The ideal candidate will have lettings experience and be confident in managing their own workload but also be happy to help and support the wider team.

This Tunbridge Wells office has a portfolio of properties across the area and further afield, including Kent, East Sussex, and surrounding villages and countryside. As the lettings negotiator you will be responsible for liaising and negotiating directly with clients as well as managing the process for the applicants and tenants and helping them with their ongoing requirements.

This role has a competitive package and offers a great induction programme as well as ongoing support and training during your career.

This role is Monday - Friday + Sat rota

Basic Salary £20,000 - £24,000 (Depending on Experience)

OTE £40,000 - £45,000 (Depending on targets met)

Key responsibilities/tasks

  • Deal with all incoming calls as appropriate
  • Applicant care in line with company procedures
  • Efficiently deal with Landlord and Tenant enquiries
  • Visiting all properties available to Let within 24 hours of instruction
  • Registering applicants on the phone and walk ins
  • Meet and greet all people entering the office as appropriate
  • Organising viewings
  • Arranging and carrying out viewings as required and establishing rapport with applicants
  • Feedback to LL¬ís, Tenants and Applicants following viewings
  • Updating company database regularly
  • Matching of applicants and twice weekly applicant call out
  • Relocation Agents send new property details on new instruction
  • Maintain database of relocation agents in the area
  • Negotiating the terms of tenancies with landlords and tenants and managing the paperwork
  • Negotiating renewals when applicable for properties
  • Booking in pitches taking all necessary information
  • Carrying out pitches in Head of Departments absence
  • Upload pitch details onto company database
  • Confirm pitch appointment with Landlord as appropriate
  • Sending pitch reports and letters as requested by Head of Department
  • Arranging for re-evaluation by Head of Department of any re-lets and prepare for re-marketing
  • Ensure the team is aware of any terminations and the relevant action is in place
  • Assistant Client liaison coordinator with preparing new properties for marketing
  • Liaising with photographers regarding appointment
  • Arrange photography with Landlord, Tenant, photographer
  • Send brochure to Landlord for confirmation of agreement to live advertising
  • This role is Monday - Friday + Sat rota

Skills and experience

  • Preferably ARLA licensed but not essential
  • Self-starter, who relishes challenges and strives for the best
  • Excellent IT skills, including Excel, Power Point, Word, etc
  • Have a flexible approach to work
  • Have an ability to multi-task
  • Be adaptable and a good team player
  • Excellent written and communication skills
  • Ability to work effectively in a busy environment as part of a team
  • Strong organisational skills
  • Good attention to detail
